Where to live? Many people here the word Ashippun and think it is too far away. That may be so, the fact is, that it is approximately 10 miles North of Oconomowoc or about a 12 minute drive.
The Bad
Distance to shopping takes longer
Travel time to work can also add 20 minutes each day.
These are the 2 concerns I here the most when talking with potential buyers.
In this new market, desirable homes are selling fast and inventory is low. It is best to keep an open mind and compare the bad verses the good.

Offers community events, restaurants, local manufacturing jobs, and much more.
Peaceful country setting
In the Oconomowoc School District
Home values are sustainable
Growing community with 2 newer subdivisions with vacant lots for sale.
You could possibly build a new house with a lower budget and have equity when you are done.

Having worked for a builder, I know building new construction costs. The building price range is $100-$200 per square foot. Plus your lot and improvements like well and septic or connecting to city sewer and water. It is also more cost effective to build a 2 story than a ranch.
I have also worked with many investors who buy distressed properties and contract out repairs. They use $30-$40 per square foot plus any major repairs like roofing or foundation issues.
When considering purchasing a home make sure you explore all your options, building, buying existing turn key move in ready, or buying and remodeling.
